My Tenant breached the lease by sub-renting (and by having a verbal lease, emails and cancelled rent check) the basement to someone against the Lease Clause to not sub-rent..

Pls do not tell me deduct from the Security Deposit, the Security deposit is not enough… which of these damages you feel are worth pursuing in Small Claims Court ?
