I told my renters back in August 2009 they could stay if they wanted as requested until June 2011 but a contract was never signed just an email. I didnt know if an email was binding.
Reason being - there is an adult that has been living there for at least 6 months and I believe that is counted as established residency.
Furthermore, I sent a new contract with a new rent amount (average price for rent comparables) but they didnt agree to sign and stated they will go off the email that was sent even though a week ago they wanted a contract to sign. There are currently 3 adults and 3 children at the house. Its a single family dwelling. I have had a lot of damage to the property but not all from renters. Any assistance would be appreciated.
