I have a tenant who's black water holding tank and sewer lines are leaking onto the ground under and around their fifth wheel trailer. YUCK! I have repeatedly warned they to get it fixed, ordered them to stop using the toilet & bathroom sink, provided (limited time) free of charge access to park restroom facilities, provided special supplies and even connected them with a local handyman. The RV is still leaking and the tenants continue to use their RV's toilet. I have reached the point now, I have to evict them. I'm just not sure which notice to go with, 3-day, 7-day, 30-day or 60-day? This issue has now become a public health risk and I would like to get it resolved as quickly as possible. What are my rights as a landlord under these conditions?
