No. After the term of the lease expires, you are considered to be a month to month tenant. The landlords rules from the lease still apply, unless your state laws say something different. Also you can terminate the month to month tenancy at any time with a 30 day notice written.

Thank you! I also would like to ask you if the lease agreement states that he doesn't do month to month but the lease renews every year how is that possible?
 
If the lease states that month to month is not allowed, then the lease is wrong. State law says that the lease becomes month to month when it expires.
