Subtenant Leaving Without Proper Notice

My subtenants are finally leaving, we've had problems, but they broke the contract by not giving the 30 day notice stated in the lease AND they did not tell me, they told MY landlord... AND they asked my landlord NOT to tell me.

What can I do?

Not much.

Advertise for a new tenant and minimize your loss. If you truly believe you have significant damages you can attempt to sue for failure to give notice, but I suspect that adequate notice given to YOUR landlord will be sufficient.

I haven't been back to the house yet to see if there is anything missing your damaged. They only have a weeks notice to my landlord. They new the 30 notice was needed, it was in the contract they signed.
