I have lived in this place in Westchester for 3 months and have already gotten two notices about bedbug extermination. The first time the guy didn't even come, and we are waiting to see what happens now.

We asked, during the first incident, whether or not they had prior knowledge of these things before we signed the lease and they told us no. After doing some research I have found that this is has been an ongoing problem, one that we should have been notified of beforehand.

What laws will protect me in breaking the lease?

No laws for such a thing since your problem is being addressed by your landlord...

Add to this the question of whether you are responsible for your own mattress. I've actually heard complaints before like this and the landlord challenged who brought the BED bugs into the apartment. The bed owner? Good luck and before you leave, you may want to discuss with your landlord for easiest method of amicable release.

where there bedbugs in the building before your arrival? If so then you may ask for compensation from the landlord. But if it is you who has brought the bugs whom will you blame? So what I suggest is not to go into the legal fights but go in for treatment against the bugs. You can treat your mattress against bedbugs.
