Being asked to move in 30 days

I have been renting a cottage on cape cod as a year round rental for the past two years.
I had a years lease the first year. After that lease expired the landlord said she would get a new lease to me but never did.
I have always paid my rent, and i have not caused any problems and i have treated the house as if it were mine.
After i paid my rent on May 1st my landlord informed me she had decided to change the cottage into a "summer rental", and informed me that she would like me to move in 30 days.
Do i have any recourse, and are there any laws that pertain to changing a year round rental to a summer rental? Do i really have to move in 30 days?

In the absence of a written lease a tenant is considered to have a "month to month tenancy"; that is, they have a lease the extends from the first day of each month to the last day of the month.

Generally, either party (the tenant or the landlord) can terminate this type of lease arrangement with a 30 day written notice (in my state...Georgia...the landlord would have to give a 60 day notice).

No reason for this termination need be given which is why these type of leases are becoming more popular for both landlord and tenants.

i live in massachusetts. Does any one know what will happen to me legally if i cannot find a place to live in 30 days?
 
Your landlord, if they are ugly, could file against you for eviction. Such a judgement (if granted by the court) would show up on your credit history for future landlords.

I've attached some information on tenant rights in your state. If the notice that your landlord did not follow the requirements of your state (i.e, in writing instead of verbal) you may have a bit more time on your side. Good luck!
