break lease or change to month to month, due to apartment now not large enough for tennent and children, children were not with tennant when 12 month lease was signed. site doesn't have dwelling big enough for tennant to move into. tennant has opprotunity to rent a house that is of appropriate size. tennant is also handicapped, having bone cancer and very limited funds.

breaking 12 month lease

I have no idea what is going on here. If the tenant and landlord can agree, then everything is fine and dandy. But neither can just walk away or break the lease without the consent of the other unless the lease is breached.
