Breaking a lease

My son moved into a house with 3 roommates. Part of the rental agreement was that they would do repairs to the house in exchange for a lower rent. A lease was signed which did not include a deposit. The landlord came back and said he wanted a new lease signed that included a deposit. After negotiation about how the deposit would be paid over time, the landlord was to bring the new lease out for signing. He never brought the new lease. In the meantime, the repairs the house needed were more than the tenants were qualified to complete. The house had bare wiring on an air conditioning unit. The stove did not work once it was hooked up and would not light, pool leaked. Ex-tenants came to the house and created problems which required the police being called to remove them from the property. The landlord was made aware of the wiring problems and the stove. My son had rebuilt the kitchen and it took the landlord over three weeks to deliver the kitchen counter so they were without water in the kitchen during this time. The landlord never had the store fixed so never has access to this. After a month of fighting with the landlord to address these issues, they moved out. The landlord now wants them to repaint the house (they had done this before they moved in but not white) and is threatening to sue them for the remainder of the lease.

This house was inhabitable before moving in and required almost two weeks of cleaning by several people to make it safe to move into. All rooms were painted and the front yard was completely landscaped by the tenants.

Do they have the right to break the lease after the landlord stated he wasn't accepting the original lease due to no deposit agreement and do they have to repaint walls which were painted one month prior.
