Breaking Lease, Tenants doing drugs

I live in a two family house. The tenants that live downstairs have lived in the house for over 20 years. The landlord seems to be in "good with them". I signed my lease back in June and discovered around September that they were doing drugs in our shared section of the basement. I just let it be, hoping it would stop (i don't like confrontation), but I have two small children and I could smell the weed! So I finally confronted the son and he said he didn't know anything. A month or so later I was walking downstairs to get lawn chairs for my daughter's soccer game and walked through a huge cloud of smoke (weed) and heard their house door slam. I got my stuff and starting walking out when the husband agressively confronted me telling me it was no big deal but that I was NEVER to talk to his kids (20+ years old) about anything that happens in this house and if I have a problem to talk to him. He exchanged some words and these people have been jerks to us every since. Complaining to our landlord about EVERYTHING.

I'd had enough and told the landlord about the drugs. He supposedly confronted them downstairs and they insisted NO ONE smokes in the house and gave us all a letter that no one is to smoke in the house. Well they continue to smoke cigarettes IN THE HOUSE and do drugs cause I can smell it!

I have been asked to park closer to bushes so the tenents can drive down the middle of our driveway, I've been asked to take my 2 year old out of the house when he wakes up so the people downstairs aren't woken up (please, like I let him run around crazy at 6am!), I have been told that 7am is ok because the tenant downstairs thinks it is ok to play his music louder than my tv. I have been told that there is a leak in the wall and I must be leaving my children unattended in the tub and they're splashing too much water (after several attemps, it was a leak in the pipe in the wall like I originally suggested!!).

Now we haven't been perfect with paying our rent, we're struggling in this economy like every other person. But enough is enough. I've asked several times to be let out of my lease but Feb 14 was the straw! The tenants downstairs dumped ashes from a cigarette of some kind all over TWO of my car seats that I was storing in the basement. The landlord kept begging me to stay telling me they're buying a house and moving, can I just deal with it until they move and then I can have their place until. The landlord will NOT do anything about them. These people are above all of his rules and it's a one way street.

I told him we were leaving and I was DONE! I told him we would be out on March 30th.

Well then I found out I'm getting laid off. I'm caught in a 50/50 but my landlord won't allow us to break our lease.

Do I have ANY rights as far as the shenanigans are going??
 
We're already going to court but the ridiculous thing is that he won't do anything about the drugs and I have to endure that. The smoke rises and I can SMELL is on the second floor in my own home. My kids are inhaling that. All this before AND after he gave us all notice that there is to be absolutely NO smoking on the premises but he still continues to bend ALL of his rules/lease for them.

A tenant has to have SOME rights. I can't live like that. All this and he wants us to stay. Asks me to just deal with this as they are buying a house and we can have the entire downstairs when they move. He won't do anything because he fears losing longtime tenants over the TRUTH!
 
I can't because they've already retalliated once when I told the landlord they were smoking in the house still. I'm not chancing our safety and my property that they have access to with a landlord who won't do a thing about them. I'm moving our on March 14th. I think I'll just do one better and inform the husband's employer they need to do a random drug screen on the guy. I didn't want to stoop to that level because it's really not like me but how dare these people torment us like that, slams doors in my face, play blaring music at 7am, smoke weed in my house inconvenience my family who pays MORE rent for where we live than they do. It goes on and on and is a nightmare. They have dogs that bark all hours of the day that the landlord never told us about.... ugh, it stinks! And we have NO protection!
 
I understand what the response was. I was simply stating that they've already retalliated once and I fear what would happen if I called the cops on them while we're still here. So my solution is to call his employer and report the pothead!
