Breaking lease

Due to financial reason my brother wants to break the least on a house he rents and move out early. The lease ends April, 2010. He lost his lease paper so I can't tell you the exact terms.

1.Does he still have to pay the rent through April if he leaves early?

2.What are the consequences for breaking the lease?

3.If regardless of the consequences he still wants to leave early, how should he go about it and what steps should he take?
 
1. Yes; unless he is able to find someone to take over the remainder of his lease.

2. Facing the possibility of being sued for owed rent (until the unit is rerented), having some information on his credit report making rerenting down the road difficult.

3. Well, if he's like many tenants doing this, he'll sneak out under the cover of night.

There is no legal way to get out of a lease for the reasons he states unless the landlord agrees to allow this. Has he spoken to the landlord about this issue?
