Hello, I had a question about quit claim deeds. I was divorced in 2007 and signed a quit claim to my house to my wife. I found out later that I was still financially responsible. She is falling behind on payments and ruining my credit. It says in our divorce decree that she would maintain payments in good standing as not to affect me. She is not honoring that at all. My credit is ruined and she refuses to re-finance the house. Is there any legal actions I could take against her, and get that removed from my credit.
 
Quitclaiming the property to your wife doesn't get you off the mortgage. But under the terms of your decree, she's responsible for making the payments, and she hasn't been doing that. You could file for contempt of court and have the court compel her to bring the loan back into good standing.
