Build-out problem with lease

I have a lease for a build out to be done. The office is a much smaller piece of a larger building. The lease says it starts on June 7. The landlord and leasing agent have been promising to start for weeks but they have started nothing. Because the lease starts June 7, we dropped advertsing to coincide with the office being complete. Are any of you aware of what I can do to the landlord if this is not finished on time? There is nothing in the lease tht states any penalties specifically. Any help would be greatly appreciated.
 
It's almost impossible to comment without seeing the words of the lease. Typically you would be able to certain remedies in the event that the work isn't done on time, especially if the other party has knowledge that "time is of the essence." Do they know this? In the future, you should always put those words in the contract or ensure that there are appropriate provisions to deal with issues when time is a critical factor.
