CA mobile home rental/guaranty

This is my first post and we've had a situation for a while that needs clarification. I'm hoping someone can help us! Here are the details:

2001
  • My husband and I, along with my mother purchased a mobile home in a 55+ senior park
  • All three of us on the mobile home title
  • Lease signed by mother (never resigned, my understanding is that this is now considered month-to-month)
  • Lease guaranty (describing my mother as "resident") signed by husband & I
2005 (or so)
  • My husband & I signed our interest off of the mobile home ownership. New title with mom only as owner

2007
  • Mom gets special home improvement loan (19K) from HUD, due in 20 years, that allows for her to do necessary repairs on mobile home

2009
  • Mom receives HUD/Section 8 housing, mobile home park would not accept it and she was forced to move in January
  • Gave notice at mobile home park she is no longer resident
  • Property on market since with no interest. Lowered price repeatedly, now much lower than loan amt

Questions:
Mobile home park says that we (my husband & I) are required to pay rent as per the lease guaranty. I am not so sure. I am sure my mom is required to pay the rent, but are we? My mom is not a resident. We don't own the mobile home.

Any advise would be appreciated. Rent is about $750 a month and my husband and I are struggling to get this paid every month!

Mom has to pay rent since the mobile home is in her name and it continues to occupy a rental space in the park.

If neither you nor mom can afford this lot rental, it can't be moved and no one is interested in purchasing it, have you considered asking if management wishes to purchase it?

Another option is to go through the "abandonment" route (eventually leading to loss of the entire mobile home).
