Can a sex offender take his son away from a non stable mother

Hi I'm a registered sex offender. I know I have made mistakes, but can my ex wife keep my son away from me legally? The mother has been with her job for 5 years but doesn't have a stable home. I have a stable home but I am starting a new job next week. If the mother is living with her sister who has another registered sex offender living with them, and the mother has another child with another guy who has sole custody of his child not the mother. The mother signed over her rights to this other guy. Can I legally take myson away from her when my son doesn't have a stable place to live????
 
Mom signed a court ordered custody agreement stating she will give up her rights to see her daughter and he has sole custody of their daughter.

You need a lawyer.

Talk to one ASAP.

Talk to a couple, then decide what you might be able to do and how much it will cost.
