Can I sue if person on lease doesn't sign the end of lease papers ?

We rented an apartment In October of 2015 until October 2016. One guy wanted to move in, he then put on lease and literally next month opted to move out. It was fine though, cause we found someone immediately. But now that it's October 2016, our last day is tomorrow (16th) I've been texting and calling him the last few weeks about signing the papers to know that we all agree to get out & terminate the lease... still no response. Can I sue? Or why can I do? Feel free to help.
 
Not much you can do, is it?

If I were you, I'd worry about myself and vacate as planned.
