I received a three-day demand letter from my landlord for rent owed. I now have the money but am wondering if he just wants to get my back rent and then kick me out, since my lease is about to expire. How can I protect my son and myself? If I'm evicted, could he garnish my salary for back rent? And if I offer him the amount due in exchange for the renewal of my lease, could he turn around and kick me out anyway by giving the apartment to a member of his family? (I live in Nassau County, NY.)

Thank you.

Go on-line and check out your state's landlord tenent laws. Each state is very specific as to the rights of the tenent and rights of the landlord.

So basically what your asking is if it's ok to blackmail your landlord with past due rent in order for you to force him/her into allowing you to renew....wow!!! Anywho...if your three day pay or quit has come and gone...I would assume the landlord is already proceeding with the eviction. When a judgment is filed you will end up paying one way or the other..so just pay up now to avoid credit damage.
