In middle July both roomates move out of the apartment. Both roomates didn't know they had to schedule a walk thru inspection prior to moving out. Figured it would be done on move out date. No where in the lease does it talk about setting up this inspection prior to move out. The rental company would not do the inspection that day. They wanted them to sign a form allowing the inspection to be done at a later date. Indiana law gives the rental company 45 days to return security deposits. Around the 60 day mark one of the roomates contacts the rental company asking about their deposit. They stated they would look into it...... follow up email the next week... they are still looking into it... 3 weeks later she was told the security deposit along with the final inspection had been mailed out on Aug 25 to their forwarding address. Nothing was received by either roommate from the rental company. on the 4th week... They emailed her a copy of the final inspection.... noting several problem areas. carpet replacement, painting walls but no exact areas. Like Bathroom has stain on carpet or living room has stain on carpet... Just X dollars carpet replacement. X dollars painting. with a balance due to the rental company. Failure to pay by X date would result in this being turned over to collect agency.
So they asked the rental company for a location of the issues in the inspection report. They replied back that they were addressing all issues as people requested. That they would get to their in the order received. it's been two weeks. So a final email was sent to the rental company seeking this information within 5 business days or they would seek action in small claims court. the management email back that they are working on all previous claims sorry for the delay but they are doing them in the order received. Just found out that the rental company has turned this over to a collection agency. Haven't received anything from the agency but it showed up on credit report. it's not to late to proceed with the small claims court is it? It amazing me how college town rental agencys milk kids for every dime they can. The reason why we are asking exactly what locations they are talking about is because I made a full video of the apartment the day they moved out.
