Commercial Lease Question

Looking into a office space for lease. A non-binding letter of intent was issued to open negotiations based on the given usable sq footage. The letter was accepted. Upon checking the sq footage for renovations it was found that they are less then what was presented by the leasing company (3500 vs 3000 actual). This was brought up as no lease had been signed yet. The monthly price was based off of the origional number so we wanted to re-negotiate, but are being told that the negotiated monthly price would still be for the smaller space. basically we went from $7.50/sq foot to $9/sq. Just looking to a little input on this matter......
 
Walk away, no run away as fast as you possibly can!

If a potential landlord wants to play that weasel game before you sign a lease, don't do business with that crook.

Besides, in this economy what you describe is just a poor business practice.

You will have problems if you rent property from this person.

Don't do it, because you'll be back here asking how to get out of a lease!

I asked for the exact measurements and they didn't have them so I had taken my own measurements and when they didn't add up I went to the town and pulled the building plans and then they didn't match either.

I just cant seem to wrap my head around why all of the advertisements for the space state the 3500 sq feet of usable space. Plus one of the other owners, a lawyer, said that they never actually measured the space and are using the numbers from when they bought the building. I was told "it is what it is." and that we got such a great deal (no CAM, NNN and build-out included) that the "price is the price" cause it is not a big enough deal to renegotiate.

Also the space has been vacant for a year! Maybe I should get my running shoes on....
