Complicated landlord situation

Ok, here's a brief synopsis of my situation, I'm in San diego CA if that matters:
- signed a 6 month lease in April, paid first months rent and security deposit
- She did not request a move in checklist
- Found out after I moved in, that the unit had a NOD on it from March
- Brought it up with the landlord, after a lot of bickering we settled on using rent and deposit for the next two months, moving out in June.
- Beginning of June, recieve notice for NTS, auction date of June 19th. We have vacated the premesis by then.
- Returned the keys and left everything in good condition
- No move out checklist or inspection despite requirement by CA law. She's obigated to offer that 2 weeks before move out.

3 weeks later, now the owner is asking to return a little ladder and garage door opener that she says were there initially. Bear in mind, since the security deposit was used for the 2nd months rent, she doesn't have any money of mine anymore.

So my questions, what can I say to get her off my back? Should tell her to buzz off and never talk to me again? Neither of these items were mentioned in lease that we mutually severed.
