My jurisdiction is: South Florida

One of the Fire Sprinkler in my condo went off, no fire, no tampering of such. Just one sprinkler in bedroom.

Ruining Carpets and now with Mold & Mildew in walls.

Just found out that we have no Insurance for our buildings since August 2008. I'm told to right a letter to the association asking for reimbursement of my property damage due to the fact that the fire sprinklers just went off.

What are my rights? how can we the owners get an insurance for our property that the mortgage company demands.

Writing a letter for reimbursement, as you were told, and suing if that fails, sounds like a reasonable start.

Your rights are to a large extent defined by your condo bylaws. I would hazard a guess you have the right to obtain your own insurance. You exercise that right by contacting an insurance company and paying their rate.

That would be fine for my specific unit, but an insurance that a mortgage company expects is a value much higher than a unit owner can do.

Sprinkler system is maintained by the association, this is the 2nd mishap in less than a year in the same building.

I will be looking into obtaining my own, but not sure if that would suffice my mortgage company. I truly believe monthly installment will be extremely high.
