construction release of payment

My house had a fire recently, and our builder is about to finish construction. They sent me a release and authorization of payment that also serves as a notice of lien and/or certification of satisfaction. In the memo, it states that in consideration of our payment to them, they are forever discharged and released from any and all claims and demands resulting from the services rendered. I find that unacceptable and would like to ask for a warranty period of at least a year. In our initial contract with them, there was no mention of warranty (neither that there will not be any nor that there will be). What can I do here?

The house is in Queens, NYC. Are there state/city laws providing minimal construction guarantees?

What's the ramifications of them putting a lien on the property?
