Right now I've been communicating with the building manager. An outside hired agent. He's a robot and a money shark. I think my best option is to appeal to the condo board president directly. Forfeiting 80% of the fee is quite punitive. Sometimes he's agreeable if you go weep at his feet.
I was pondering if mentioning the lack of financials & board meetings/elections to the board president as a way to nudge him, but that might set him off.
As far as voting out the current board - we tried a few years ago. The building has a commercial tenant who votes with the board not mater what. That's a huge %. That and the current board members have a large ownership stake. The board actually got a resident who was actively selling her unit to run for the board. (4 seats total) This was to prevent the upstarts from getting a position. Seller made a deal with board to be a yes person in exchange for smooth sailing during the sale. Disagreeing with the board and not playing nice means trouble for dissenters. Play nice and get favorable treatment. I almost wish I wasn't a dissenter a few years ago as feeble as that sounds. I think other non-board members feel the same and hence we all live in a dictatorship.
Sorry for the rant.
