Dog/tenant Question

I have been living in my rental for over six months. There is NO mention on the lease regarding pet restrictions: ie) it does not state no pets are allowed; nor, did the landlord ever verbally state such. There is a box on the lease that allows you to check whether or not you have a pet. I left that box blank. My son, who stays with me several days throughout the week, does have a dog. When he is with me, so is the dog. No one in the complex complains. Quite the contrary, they have taken to the dog, who is house trained and not destructive. The landlord found out I have a dog. He called me at 1030pm to say this is a problem. That, I would either have to leave or he would raise my rent. Again, nothing in the lease states no pets allowed and nothing in the lease states he would raise my rent if I have a pet. Can you please tell me my rights. Thank you.
 
Leaving the box blank does not allow you to have a pet. You have a responsibility to tell the landlord you have a pet. The LL does not have to allow it, he can ask for a pet deposit and pet rent, in most states.

I suggest you get this worked out bofore you get an eviction notice.

Also if your son stays with you several days a week, he is considered an occupant, and the LL can also ask that he be added to the lease.

It seems to me you are trying to skirt around these issues by keeping as much info as possible away from the LL. Bad move.

Your "rights" are to follow the rules.
