I was about to purchase a piece of property but found it was landlocked. The Owner of the easement has granted access to two of the three parcels, but not this (the third) one. He tried to buy the property but the owner would not sell it to him, so when he recorded the easement for the adjoining parcels he did not include this (the third) one. The easement is connected to the edge of this property for about 100'. At the Register of Deeds it clearly references this property, but does not list the landowner as a grantee of the easement. An existing gravel road runs right up beside it, and I did not know I was "trespassing" when doing a site visit. We would like to purchase the property. No spite strip exists. Any advice would be great. I did talk to the Owner of the easement and he was very bitter about not being sold the property at his price and had nothing good to say about the current land owner. The Owner was not willing to include us in the joint access easement description if we buy the property. We are in Tennessee, Davidson County, land is zoned AR2A with 9.5 Acres. Thanks.
