I live in Texas. My house was built in 1972 and I have been in it since 94. There is a concrete sidewalk down the side of the house. A house was built next door two years ago. On they're plat, a few inches of the sidewalk shows being on their land. Two questions:
1.) Do I have any rights to the land that it encroaches or keeping the sidewalk where it is, since it has been there for over 30 years?
2.) I want to remove and pour a new sidewalk in it's place. What rights do I have, if any, to do so?

A: Only a court can answer you for sure. But my guess is no since you are trespassing and not paying taxes on it.


2.) I want to remove and pour a new sidewalk in it's place. What rights do I have, if any, to do so?

A: You have the right to put it on your property.
