Estate house

Wifes grandmother passed (her sister is in charge of the trust). Grandma house has been offered to my wife for what we think is a high end price. If we offer less and the estate rejects the offer is our offer still valid after the house is listed for sale? Does the estate have to list the house with an agent or can the estate sell the home thru a private sale?

The estate can sell through a private sale as long as all of the beneficiaries agree and there is enough money to pay all the bills.
