my landlord sends out notice to quit papers before the rent is past due or sends them out withen in fourteen days after she has made verbal agreements on when it will be paid most renently she agreed to wait till the 5th of the month and filed eviction papers a week later i havrr lived here 2 years and nevr missed a payment my lease says i can be late as long as i pay the late fees and make no reference to being evicted for being late
 
Actually your lease probably says if you don't pay by a certain date, late fees will be added. However, if your rent is, say, due the first of the month, the landlord can send you "pay or quit" notices by the second day of the month if she wishes.

Depending on your particular state, the pay or quit notices give you a certain time frame to pay the owed rent (plus any late fees); this time frame will vary from state to state.

If the rent is still not paid by the deadline on the pay or quit notices she then has the option to begin the formal eviction process.

Verbal agreements mean nothing.
