File negligence suit CO or AZ?

I terminated a month-to-month lease with AZ landlord (I rented bedroom in single family home with landlord residing in home) after the home was burglarized and my property was stolen.

Landlord left back sliding door unlocked with open doggie door allowing theft to occur.

I want to sue landlord for damages.

Do I have to file suit in AZ where the property is located, or, can I file suit where I legally live in Colorado?

You would file in Arizona.

To file suit for negligence, wrongful eviction, etc. totaling $15K, would this require filing suit in Landlord-Tenant court or Superior Court ? Thank you.

This would be handled in Superior court. Small Claims court in Arizona has a limitation of $2500.
