Filling out a Quitclam deed?

My anut wants to give me, my brother and sister some property she has in florida. She wants to divide it 50% for her and 50% divided 3 ways for us. How would I word that in a Quitclam deed?

She takes her deed to an attorney and tells him how she wants it to read. There will be gift tax consequences and you will take at her cost, not the stepped up basis if she leaves it to you in her will or a trust.
