Having trouble collecting payment for lawn service

Hi there,

I own a lawn service business in Arizona and have been doing weekly lawn maintenance for a homeowner including reseeding the lawn. The homeowner has not paid the bill and now has listed her house or sale. What is the best way for me to collect what is owed? Should I file a mechanics' lien? If so, how do I do that?

Did you follow your state's mechanic's lien laws BEFORE you started any work?

Also, file a copy of the bill with the real estate agent; in fact, pay that agent a very nice and exceptionally courteous visit. Real estate agents don't like problems. The agent may get you paid.
