I was hired to manage 3 rental properties, 14 total units. Payment for services is a rent/trade. The owner has a history of rents way above "fair rental value", dosn't screen tenants-who don't pay-makes deals with them to work on stuff-so things glued to the floor, liquid nails on plumbing, etc.- winds up in court. People she hires to manage always quit due to her constant interference, and daily phone calls (min. of 5 daily), etc. I agreed to this position IF and ONLY IF she agreed to change her ways, and allow me to get her units into a clean and liveable condition, lower rents to "fair market rent value", screen tenants, documentation for everything (estimates in writing, all expenses paid by check, checklists of condition-before & after), etc. The owner ignored the terms of our agreement, and since payment for services was a rent/trade, and I moved in to one of her units, after just over 1 1/2 months, I challenged her so she voided our agreement gave me a 3 day notice and has filed suit against me for rent for living in her house. In addition, this position was to be part-time, she had me working 7 days a week, wouldn't spend any money on materials for repairs, didn't reimburse me for gas expenses, etc. The unit I moved into is double the rent I was paying before she had me move, and is also in run down condition. There are more details to this but this is the overall jist of the situation. I have court on Monday morning and feel as though I shouldn't have to pay her any money, and that I have grounds for a countersuit. Please advise. Thank you! gr8stuffetc
