Help! Evicting my tenant w/mult lease violations

My tenant has been in his lease for less than 3 months and has submitted his first check which he lied about being retracted by the bank - later I got notice of insuff funds, stopped up the toilet and incurred emergency plumbing charges still unpaid, obtained a pitbull (no pet policy) who is still on the premises and who has violated noise & offleash laws through my condo w/me getting notices, and now hasn't paid Sept rent (it is the 13th today). He was given written notice on non-receipt on the 9th, after a conversation on the 6th, he said he orig mailed it 30 Aug, now he says he mailed it on 9/10 - I want him out! Are there methods to evict him (Va requires 30 days) without giving him the option of remedying the situation & staying????
 
Oh, and I forgot to mention, he has attempted to sublease my place without me knowing it and not being authorized (I just happened to have found the listing and had it removed).
 
First off if you were using MTM rental agreements instead of a fixed term lease than you can simply terminate the tenancy without stating a reason.

Which are you using?

Next why aren't you starting eviction process AS SOON AS LEGALLY ALLOWED in your state for non payment?
 
I am using a yearly lease vs. MTM. Now we are in Oct. and had sit down with them in Sept re payments, etc. They are renigging on agreement to sign cert funds amendment and once again have yet to pay oct rent. Can I evict on non-payment if they keep remedying the situation every time I give them a pay or quit notice?
