Hello.

My situation is a bit long. So, 4 people and I signed a lease the first week of April 2009 and it begins this week. We are signed on to rent a 4bdrm house in which 2 people would take the master bdrm, 2 people would have their own room, and 2 people would share a small room (I would be in this room). The same day we signed the lease one of the individuals decided that the closet in her room was too small and was not going to continue with the contract. The landlord, without our consent, let her off the lease. That left us with only 4 people and an empty room. I told one of my roommates well. I'll help find someone by posting up the available room. She said no because she wanted to find someone we knew. So, she waited to hear back from people she knew. Finally, we found two people. One person, which would sign on to the lease, rent from 8/09-12/09, and sublease the rest of the year. The second person that was found would sublease this new person's room for summer 6/09-8/09. Ok. sounds fine. The only thing is that there was a verbal agreement to have the person who is subleasing for summer to only pay half of June because she is moving in mid-June. The other half of the rent is being distributed amongst the other roommates and I. I don't agree with this arrangement because I found out last week that I had to pay more for rent because we couldn't find someone who would pay June's full rent. To me it seems like a favor to a friend. Now, I feel like I have to take the fall and pay half of someone's rent because we couldn't find someone who would pay the entire month, nor did anyone ask me to see if I was ok with it; it was just imposed .
Now, the roommates are asking me for the deposit and the my month's rent plus the additional rent. I do understand that I am on the lease. But, I don't want to be part of it anymore. I was wondering I you guys/ladies can tell me what my options are.
Should I pay the deposit/my month's rent/additional rent and get it back when we find a person to take over my spot?
Any advice would be helpful!
Thanks!!:D

As you said, you signed a lease which is to start this week. A bit late to suddenly change your mind.

You must do what the first tenant did; first get permission from the landlord to let you off the lease. If they agree then you begin looking for someone to take your place. If you find someone and they sign the lease you would no longer owe rent. Until then, you will.

And it is quite likely that the landlord may not release the deposit until the entire lenth of the lease is completed.
