Back on June 2nd I went into contract with a lady to purchase her property with a closing date on the 15th of July. Everything was going smoothly, I thought up until the 13th of July when I get a message from my realtor stating she cannot sell the property due to the fact that her deceased husband is the only one on the title of the house.
Her husband had died back in October but she never got the will probated therefore the title company will not let her sell the house. In the mean time I have paid 250$ for a home inspection, 400$ for an appraisal, and other misc fees.
This is in Arkansas.
What rights do I have to sue either her, or her realtor?
