how do you get someone off the mortgage who has never paid a penny for it?

I recently got married and my husbands ex-girlfriend is on the car, the deed to the house and the mortgage to the house. She has never paid a penny toward any of these items. We have all the reciepts to prove it. I know that because her name is on these items she is entitled to half. And thats fine.. I have no problem with that. Its just that there is no equity in the home so and she has never paid anything toward the mortgage. We are paying it now...does that mean we have to give her half of what we have been paying toward the house??? Another problem is that we have made her reasonable offers through our lawyer and she has completely refused all of them. She has been very uncooperative in every dealing with the lawyers. The lawyers gave us possesion of the home and her possesion of the car. She commited DMV fraud by re-registering the car in my husbands name and tried to get the insurance company to put everything in her name telling them she was his wife(and she drives the car...with plates and registration in my husbands name.). She is crazy and delusional. When she left the house she punched holes in the walls, left us with a 4,000.00 PSE&G bill, stole all the light fixtures, took all the antiques that he purchased,the switch plates, took all the cooking appliances, stole my husbands tools and items to fix up the house. She never paid for any of these things.The house is really un-sellable, our real estate agent said if it was sold as is it would be sold as handyman opportunity. I have told my husband that we should just give her the mortgage and the deed then we can take the car and be done with this. She can't afford to pay the mortgage I am sure..its hard enough on us to pay it. She is completely crazy and thinks the house is worth a half million dollars today in this market?? A handymans special that was purchased for 229,000?? Our real estate agent said the house at the most in its condition is worth 210,000. He has no equity in the home and the if he refinances he would be in the hole. Is there anyway around this or any way just to get her out of our lives and not ruin his standing with the bank? So that in the future we will still be able to buy our own home?
