Hi all,

We have had a great relationship with our landlord until last month. We were late on rent but we gave him half and we had planned to give him half on the 15th. However, the landlord's wife popped by unnannounced on the 12th and said they needed rent asap and because we have a pet here they need us to get rid of it or pay double the pet deposit since it was a large dog. I called the landlord and told him that I would have his money on the 15th as promised and that would could not afford a double deposit for our pet. At that point he said, " That's ok, but you will need to find your pet a new home within 24 hours, and then we will still get the rent on the 15th".

So we found our dog a new home the next day, and then called them to let them know. After that, we received a three days notice to vacate. I called them and told them that we have the past due rent and late fees now and are ready to pay. They refused and said that they just want us to move, while keeping our deposit. They wanted us out within 3 days. I told them there was no way we could do that.

Since then, the landlords wife has been calling us telling us she is researching all our past employees and is getting "the goods" on us. There is nothing we are hiding, so I am not sure why she is doing this. Then she says she will get her attorneys to sue us. etc etc. Is this legal for her to keep calling us like this ? Isn't this harassment. I am already resigned to the fact that this is going to court because they are refusing to accept our rent, but these phone calls are getting out of control. They have also had the police come over to do a walk through (the house is very clean and no stains, holes, tears, anything). Do I have any rights here ?

They need to accept rent and late fees but asking you to leave is legal. You breached your agreement when you signed on to move there. You failed to pay rent on time and Landlord has right to demand you leave if not he can pursue an unlawful detainer and begin eviction process. If that happens good luck finding another place

Yes, I was pretty sure they could do that, but its the constant phone calls and threats that I am wondering about. She states she is calling previous landlords and employees etc. and she will not let up on calling me daily.
