In may I provided my landlord with a written notice asking for permission to terminate the 1 year lease agreement early. Knowing that the lease required a 60 days notice, I thought I would simply ask for permission for a 30 days notice, taking in good faith that she would agree to it because we never had any issues in the past. If not that I was more than willing to pay the extra 30 days and give a 60 days notice and verbally informed her of that. With that being said she responded to my notice stating I terminated the lease and that she wanted me out at the end of the month. Now she is trying to hold me responsible to pay the remainder of the lease for terminating it early and because for a short period I had an additional animal living with me for a period of a week and a half while my parents were vacationing. No where in my lease does it state that I'm responsible paying the remainder of the lease in the case that either the tenant or the landlord were to break/terminate the lease. Also she has withheld my security deposit because of issues that were a verbal agreement that she suddenly seems to forget about, that was never an issue up until she terminated our lease (painting certain rooms). Is it legal for her to ask for more money to repair the property seeing as how she kept the security deposit. The final icing on the cake is this. Back in Feb. I wrote a check for March's rent. She claimed to me that she lost the check and needed me to re-issue another to her. Without any questions I re-issued it to her. 6 months later the check that she claims to have been lost was processed by my bank by her. I want to know if there is anything that I can do to get my money back. Seeing that she already received payment for that month. I immediately went to my bank to request printed copies of the checks, So I have proof that she received payment for the months that I lived at the property. Please help me. I need to get this resolved asap. She's making life harder than it needs to be. Thank you

You are bound by terms of lease unless released from those terms by Landlord. Therefore yes you owe rent for entire lease term or until a new tenant can be found.
