My landlord and his employees have made multiple infractions against the terms of my lease. I have experienced violations of shared meter laws (being made to pay most of his commercial business's electric usage on my residential electric bill total of $14k in electric during the past 18 months of which I paid over $9k of that total), harassment by both landlord (sending harassing emails) and his employees (ie: employee being intoxicated, entering yard, and trying to enter the home which terrified my family and at later dates making lewd comments and guestures to my children, being attacked by employees when asking them to leave children alone), covenant of quiet enjoyment breeches ( ie: most times having a 20 minute notice for entry of premises, texts to ask me to look for shipments they were expecting, calling me to check on issues for a repair person as in a pipe leaking in their unit), failure to provide maintenance included in rent (exterior maintenance is not being performed grass and weeds are out of control), removing a large section of walkway without replacing or berricading unsafe area, and leaving two floods in basement for me to have cleaned (one was due to septic backup and one was a water heater going bad both of which should have been professionally cleaned and carpet padding removed and replaced after septic back up). He took me to court for eviction proceedings, since I stopped paying rent and also was late on rent due to electric bills. I have funds in hand to pay and stay, however what all can I claim to keep from having to pay him with all the infractions at place but still be able to stay? Since I have told him face to face each time of the issues, but did not send official notice through mail, I am uncertain the rights I have. Considering he was a family friend, I did not think I would end up needing to send official notice, I believed he would make things right for his friend. Please help me with knowing where I should turn with all the issues he has forced me to deal with. I need to file a civil suit against him, but understand I need to place value on my claims, but what value do I place on some of the above infractions?
