Landlord refuses to pay back the security deposit

We signed a one year lease with our landlord and had to vacate the house 1.5 earlier (Our lease would end on Oct 15) since we decided to move to another state. When we decided to move out we called our landlord and told him that we would honor our lease and keep paying our rent untill he rents his house to a new tenant. He agrees and put the house on a rental market at the end of July to be rented ASAP. Although the house was empty, we still paid our rent for the August out of good faith. On the first week of September we found out that the house was rented and there were people living in. However the leasing agent refused to tell us when the new tenat moved in and told us to talk to our landlord. We found out that the people moved in on the first. Before we found out that the house was rented, we thought we could use our security deposit to pay for September and sent an email to our Landlord regarding the issue. Now that the house was rented for September we believe we have the right toour full security deposit. We have been calling our landlord but no answers. He finally sends an email implying that we have no right our deposit. This is truly frustrating since we kept paying him rent although we moved out of the state and padi double rent including our new house for 2 months. Also, he ver sent us the written itemized list of deductions from the security deposit which he needed to. Please advise me on this issue.
