Landlord has not fixed repairs since the beginning of last year which I constantly brought to his attention. It was originally agreed upon that he will fix all major repairs or will have have them fixed and he will deduct out of rent. There are particular repairs that have not been done, a gas leak, power outage, some plumbing problems, etc. He does not want to deduct out of rent and want me to still pay full rent. I have been withholding rent in an account until this gets done as the main thing is the gas and the power is dangerous. He comes up with this letter(non-court issued), and makes me sign under duress that if I don't pay up by January 19, I have to leave the premises by January 31. I have other things that I upgraded on the house for me and children's protection which he allowed me do, security doors, alarm, and an outside gate. He told me that I better not take anything off the house. These purchases/upgrades were made before rent/repair issues even started. The state of Michigan does allow to withhold rent in an escrow to fix repairs. Any advice? Should I go ahead and move or wait until he issue a court order eviction?
