Landlord Tenant Money Dispute

Howdy,

On May 15th of this year I gave my Landlord a 30 day notice to be out on or before June 15th. I and my family moved out on June 14 th and except for some minor cleaning the house was in great shape. After her 30 days expired to return my deposit she sent me a letter and a break down of expenses. Within this letter she says i still owe her the reaming rent for the rest of June even though we were moved out. I told her before if i was going to be in the house after the 15th of June i would have gladly paid but since I was no longer a tenant of her building I refused to pay the remaining balance. In the state of Ohio are, does she have grounds to sue and or win the part of Junes rent that she claims I owe her.

When did your lease actually end?

Although you may have given the 30 day notice and no longer live there, if you broke your lease you are still responsible for the rent until your landlord can find a new tenant.

When not on a lease, you are correct in assuming you are a month to month tenant. If your rent was due on the 1st of the month, this is how the month "ran".

If your rent was due on the 15th, then the implied lease was from the 15th to the 15th of each month.

so then since rent is technically due on the 1st but my notice expired on the 15th does that mean I am responsible for the second half of the month? I just want to clarify things. Thank you gail for your help.
