Landlord tries to get former tenant to pay deleading costs

I had to break a lease with a former landlord. I have continued to pay rent, as required by lease. Landlord has found new tenant, but wants me to continue to pay 1 month rent after new tenant moves in in order to cover his costs for de-leading the apartment, required by law since the new tenant has a small child. If I don't agree to pay this, he says he will reject the prospective tenant and I will therefore have to pay the rent anyways.
The apartment is in Mass.

Is there anything I can do here, or does it just make sense to suck it up and pay the extra months rent?
 
Did you put lead in the apartment?
