Landlord wants to sell.. Help?

A friend of mine had an installment plan to purchase a home. After some time, she could not afford the payments, so the owner went to a lawyer to have her evicted. They ended up agreeing to let her rent the place on a month to month rental agreement instead of buying it, at a reduced rate. She has been renting it for almost 3 years now. Now the landlord wants to sell the house. He offered it to her at a reduced rate because of her being there so long and because of their history, but she cannot get the loan. Can the landlord evict her so he can sell the home? Is there still any legal binding to the original installment plan agreement? Or was that immediately void when the new rental contract was signed? If he can or does sell the home and evict her, how much notice does he have to give her of the sale and how long will she have to move? Please help?
 
She is on a month to month lease. Landlord can give her a "notice to vacate" at any time long as the time frame meets your states requirements which I will guess at 30 to 60 days. Its also possible that new owner might want to keep you as renter rather than move in himself thats a big "if" though
