i am in texas. I just have a tenant rent my home. After 2 day renting, they want me to replace the carpet because they said it dirty. They want me to fixed the wall because there are hold (little one) and repain the house. Should it be there responsiblity to agree with current condition before sign the contract. Do i have to fixed all that?

If they want to cancel contract? is it true that they have 3 day?

None of those sound like they rise to the level of making the place "uninhabitable" and yes they accepted the house when they signed the lease. They don't have 3 days to cancel the contract unless there is some special law in TX I don't know about.

I'm assuming your tenants saw the rental unit before they moved in. As such, they accepted the unit as is. You are under no obligation to do any of the things they have requested.

The three day "cool-off period" for backing out of a contract does not apply to rental leases.
