Late fee

The tenant mailed the rent too late so that I received it 2 days late.

How do I retrieve this amount:
- Simply email the tenant and request this amount on top of the next rent?
- Other?

You contact the tenant (written documentation is best since it provides you with future evidence) and inform them that their rent payment is inaccurate as it does not include the late fee.

What does your lease say regarding late fees, i.e., it is late if received AFTER a certain date?
