Late on giving accounting of Security/Damage Depsoit to a tenant

I lost the address of my tenant that moved out. I new she would contact me if she felt she had any $ coming back. She did contact me about 45 days after she moved out. I then sent her an itimized list of the things she was charged for, leaving a balance that she owed me. She is now saying that because I didn't send the accounting to her on time, legally I have to give her the whole deposit back. Any advise?

Yup... you will need to repay it in full. If you don't, you might end up owing her the deposit plus penalties.
It isn't her fault you lost the address.
