Lease renwal when 1 tennat moves out.

Hi,

My roommate and I signed a 1 year lease which is up for renewal soon. We have a preferred rent on our lease. My question is:

1. If I move out, but my roommate stays does the same renewal agreement applies or they can change the leas and eliminate the preferred rent?

2. My roommate has another person who can move in with him, can they be added to the lease without affecting the terms on the renewal lease?

3. What are my options?

The apartment is rent stabilized.

I called the rent company, they said if one moves out they will make a new lease with different rent (maximum allowed).

I think you asked the right party, who gave you an answer.

Do you not wish to follow that answer?

Besides, why do you care what the other people pay when you move out?

That isn't your problem, or your concern, unless you allow them to beguile you into leaving your name on the lease.

If that happens, you'll get stuck with a hefty bill after the other dude fails to pay rent.

Be smart, take your name off the lease, and go on your merry way.
