I have two roommates; a female and a male. The male roommate is the one I am having issues with. My female roommate and myself are on the lease. But he is not. We are subleasing the room to him and he did sign a contract. Since he moved in on April 1st, he has been 2 weeks late with rent EVERY month except 1. August Rent wasn't even paid by him until the 22nd of the month just under 1 week of September Rent Due. The reason being is that he is unemployed.
My female roommate and I gave him his 30 days but are afraid that he will not have the money to pay for the bills we acquired in August as well as the 15 days he will need to pay for September's Rent. We assume this because he said he would "try to pay us by the date we would request". What are legal actions we can take to make sure he pays? If we pay for his Rent to give him more time, we are afraid he will move with out paying. We want to do everything possible with out having to take this to court.
Also, I was told I have the right to confiscate a valuable item of his until he paid. Is that true? That just seems wrong. But makes sense because if he doesn't pay at least I have something in value to sell to get some money back.
