Lied to by bank seller in home purchase of forclosed home.

I can provide all the necessary details if needed but in the meantime here is a brief summary of my issue: I agreed to a price to pay for a foreclosed home from a bank seller. Upon home inspection it was noted that the roof of the home had problems, there was a very small indication of possible termite presence and the heater did not function. The seller stated to my real estate agent that they would have the heater fixed before close on 24 Jan 14.

Before I provide more details into this issue, let me give a brief background of the circumstances that drove me decision to purchase the house in the first place. I am a resident of Florida, have three children and a wife. I am from Adrian, MI and my mother still lives there. She is on the verge of becoming homeless. I have limited funds, but my wife and I decided to try and help her, not only because it is the right thing to do but also to not pass her issues to society when I could address them. She is also terminally ill, struggles with mental illness and is not in good health.

On 23 Jan 14, I was told through my real estate agent that the furnace was serviced by the seller and was now working.

On 24 Jan 14, before close, I was allowed access to the resident by a termite inspector. I had a termite and roof inspection on the morning of 24 Jan 14. Since I was told the furnace was working and no reason to believe the heat was even on at the house, it was not checked.

I realized the heat was not working on 25 Jan 14 when moving my mother's possessions into the house. I immediately hired someone to work on the furnace. He replaced several parts and spent numerous hours attempting to fix the furnace. On 10 Feb 14, he finally told me he could not think of anything else to do and could not fix the furnace. I have spent hundreds of dollars trying to get the furnace fixed and may yet have to replace it. Because of my location, I have requested and paid hundreds of dollars for others to assist me in meeting the furnace guy at the house. My mother is very upset because of the uncertain situation and not knowing when she will have a long term place to stay. I would not have purchased the property if not for being misled to believe the furnace was working. What do you suggest?
 
I suggest you repair the furnace.
It's too late to do anything else now.
You're stuck with a house that's only going to further disintegrate and fall apart more, as it ages.
You have no recourse UNLESS the seller warranted or guaranteed the home.
If the seller did that, it'll be noted in the purchase documents.
If not, you're stuck.
 
Sigh.... Rarely if ever does it pay to repair an old furnace. The cost of a new high efficiency furnace will usually pay for itself in a handful of years. The person you hired, screwed you. Furnaces are easy to trouble shoot with knowledge and a test meter. Think of cars from the 60's. They may have had different engines and components but they all operated under the same basic principals.

I remember cars from the 60s. Great automobiles. But, they had a carburetor. They also had points, plugs, and rotators.
They were mechanical marvels. Today's cars are computers and panels.

Excuse me, it's great to reminisce.
